i have made things like that out of ice and water shield rubber or rubber roofing/ flashing ( or both ) sold at contractor stores . That said, one can get air seepage around the column even when they were new. I know someone who took the metal ring, removed all the rubber, and then had a leather boot made for it with a lace up for the last two inches at the column. They then used some closed cell foam to make a ring around the column and then laced it tight. Seal very well.
I may do the same at some time on mine as even after re-working mine, I am still getting some air.
