Howdy Jim-

I would be suspicious of your 300-B buyer.  I don't know a Mr. Klein, but found the following information:

Most internet search results for that area code state that it is an unassigned area code. Other results show it as a Mexican area code. Other searches show people receiving crank calls with a 961 area code. 
My two cents' worth.
